Power of attorney signed in Thailand for use in United Kingdom
The UK legalises its own documents through the FCDO Legalisation Office. A mandate signed in Thailand for UK use normally passes through Thai signature certification and the Thai legalisation chain first.

The certification chain step by step
- Draft to the wording your UK recipient requires — solicitor, HM Land Registry or bank.
- Sign before a Notarial Services Attorney with disinterested witnesses.
- Add Department of Consular Affairs certification and any further step the recipient specifies.
Common use cases
- Selling or letting UK property
- Closing bank accounts and pension matters
- Estate and grant of probate
Before you start
- HM Land Registry witness requirements are strict; obtain the form from the solicitor before signing.
- State the full property address and title number.
Cautions and common rejection causes
- A spouse or beneficiary as witness is commonly rejected.
- Calling a document a lasting power of attorney without registering through the UK Office of the Public Guardian does not create one.
We pre-check files to reduce the chance of rejection; the receiving authority alone decides acceptance.
