TM.30 — The Rule Everyone Breaks
TM.30 is a legal obligation on the property owner (landlord, hotel, condo juristic person) to notify Immigration of every foreign guest within 24 hours of check-in — but Immigration will fine YOU when you show up for a visa extension without a valid TM.30 receipt on file.
In practice, hotels almost always file on your behalf; long-stay condo landlords almost never do. If you rent a private condo in Phuket, you are functionally responsible for making sure the filing happens — because the fine and the extension refusal will land on you, not the landlord.

90-Day Reporting — The Rolling Deadline
The TM.47 90-day report tells Immigration you're still at the same address. It resets every time you leave and re-enter Thailand (the counter restarts on re-entry). It is due every 90 days of continuous stay, filable 15 days before to 7 days after the deadline.
We track your due date from your last entry stamp or last filing and submit through the online portal (currently unreliable), by mail (7-14 days lead time), or in person at Phuket Immigration Chalong. In-person is often required after online submission fails — a common trap.
Re-Entry Permits — The Visa Insurance
If you leave Thailand without a Re-Entry Permit, your visa (Non-B, Non-O, DTV, LTR, Elite) is void on exit and you re-enter as a tourist. A single re-entry permit (THB 1,000) or multiple re-entry permit (THB 3,800) at any Immigration office or Phuket Airport before departure protects the visa.
We file at Phuket Immigration Chalong for THB 1,500 service fee, or at Phuket Airport for same-day departure emergencies.

Do I need TM.30 if I'm just here on a tourist visa?+
Yes — TM.30 applies to every foreigner at every address, regardless of visa type. Hotels handle it automatically; landlords usually don't.
What if I overstay the 90-day deadline?+
Fine is THB 2,000 flat + THB 200/day up to a THB 5,000 cap. Immigration will process the late report on the spot — but repeat offenders may face extension refusal.
Can I file 90-day online?+
In theory yes, but the portal frequently rejects submissions in the last 24 hours before the deadline. We file in person for reliability.
Does a border run reset the 90-day counter?+
Yes — the counter starts fresh from your latest entry stamp. Whenever you leave and re-enter Thailand, the previous 90-day cycle is discarded.
Do I need a re-entry permit on a multiple-entry visa?+
Depends: METV, Elite, LTR, and DTV do NOT require one. Single-entry Non-B and Non-O DO require one — leaving without it voids your visa.
